MINUTES OF PLANNING BOARD -2- 9/11/08 <br /> <br />CHRIS MORRIS AND NICOLE DOHRENWEND, 2653 SOUTH AVENUE <br />Next on the agenda was a proposal form Chris Morris and Nicole Dohrenwend to be able to use 2653 <br />East Main Street for an art gallery and classroom (educational) space. At this point Mr. Morris recused <br />himself from the Board as he is related to the applicant. Mr. Moran acted as Chair for this portion of <br />the meeting. It will be used as a gallery space and there will be a classroom/art educational space in the <br />back. They will be open 7 days a week – running classes Monday through Thursday starting at 5:30 <br />p.m. And Saturdays there will be morning classes but the gallery will be open all day. Mr. Fenton <br />stated that prior to Mr. Morris taking down the wall he would like to do a site inspection to verify that it <br />is not a load bearing wall. Mr. Chase asked how many students he would be having and Mr. Morris <br />stated it would be small classes (approximately 10-12 students at one time). It was stated that this is an <br />allowed use for this district and with that Mr. McCormick made a motion to approve the use contingent <br />upon Mr. Fenton doing all inspections and verifying that all safety issues are resolved, motion <br />seconded by Mr. Chase. Unanimously carried. <br /> <br />Next the sign was discussed. It was stated that Mr. Morris was allowed 11'3” of sign and both sides of <br />the sign must be calculated – the sign is wood – it will be black and white and would be hanging on the <br />existing hangar. Mr. Fenton stated he would work with Mr. Morris for conformity of the sign. Mr. <br />McCormick made a motion to approve the sign contingent upon sign being conforming and Mr. Fenton <br />verifying this – motion seconded by Mr. Chase. Unanimously carried. <br /> <br />At this point in th meeting Mr. Morris rejoined the Board. <br /> <br />RIVERBEND AT WAPPINERS FALLS, MARSHALL ROAD <br />Next on the agenda was the proposal from Riverbend to amend their site plan to be able to substitute a <br />6' solid vinyl beige/tan colored fence in lieu of the approved 6' wood, white fence behind Buildings 9, <br />10 and 11 – the fence will be broken up by 8' high evergreens running between Buildings 10 and 11 <br />and between Buildings 8 and 9 – the fence is proposed to extend to run behind Building 8 and 9 to <br />screen the buildings from the Foam and Wash on Route 9. Mr. Caldara stated the only things they are <br />changing is the material of the fence and extending it behind Building 8 and 9 (on the West side). Mr. <br />Caldara presented a site plan to the Board of exactly where the fence would be placed. The reason why <br />he wants to extend the fence is to screen off more of the laundry and car wash. Mr. Caldara had a <br />sample of the fencing and also had a picture of the style (it was noted as V300 in the sample guide <br />which is on file in the Planning and Zoning offices). It was stated that the height of the fence has not <br />changed from what was originally proposed. Mr. McCormick made a motion to approve the <br />proposal contingent upon it being on Riverbend's property and applicant giving an updated as built for <br />the file within 2 weeks of tonight's date. Motion was seconded by Mr. Moran. Unanimously carried. <br /> <br />WHEEL AND HEEL, 2658 EAST MAIN STREET <br />Next on the agenda was the proposal from Wheel and Heel to remove huge growing locust trees and <br />replace with smaller shade trees at 2658 East Main Street. The three trees that are proposed are <br />dogwood, japanese maple and rose of sharon. Ms. Greig stated she had researched the trees and stated <br />she thought that the best tree would be the dogwood mixed with a red bud. Mr. McCormick made a <br />motion to approve the changing of the trees to a smaller variety to open up the building – trees that are <br />recommended are a dogwood mixed with with a red bud, motion seconded by Mr. Moran. <br />Unanimously carried. <br /> <br />At this point Mr. McCormick stated that when Wheel and Heel originally came in for their site plan <br /> <br />
