MINUTES OF PLANNING BOARD -2- 11/6/08 <br /> <br />reminded Mr. Sasser to contact the Code Enforcement Officer for a Certificate of <br />Occupancy inspection. <br /> <br />14 MARKET STREET – INSURANCE OFFICE <br />Next on the agenda was the proposal from Christine Tresaloni to be able to use 14 Market <br />Street – Store #3 for a small office for insurance sales. Applicant presented the Board <br />with a floor plan of her space. Ms. Tresaloni stated she had been working out of her <br />home but business increased so she needed additional space. It will be just her and her <br />mother helping out in the office. She will be making no structural changes to the <br />building. Mr. Morris stated that the use is conforming to the CB zone. At this point Mr. <br />Moran made a motion to approve the use of 14 Market Street, Store #3 for a small office <br />for insurance sales, seconded by Mr. Chase. Unanimously carried. <br /> <br />Next the sign was discussed. The sign will be a gold background with green letters. It <br />was stated that the sign is conforming to the code. After researching the code it was <br />determined that the sign must be at least 8 ft. from the ground to the bottom of the sign <br />and applicant conforms to this measurement. Mr. McCormick made a motion to approve <br />the sign as presented contingent upon applicant supplying for the file a copy of exactly <br />what the sign will say. Motion seconded by Mr. Moran. Unanimously carried. Ms. <br />Tresaloni asked the Board if they had any objection to her having blinds in the windows – <br />they will always be open when she is in the building and closed when she is not there. <br />No one had any objection to the blinds. Ms. Tresaloni was reminded to contact the <br />Code Enforcement Officer for her Certificate of Occupancy before she opens for <br />business. <br /> <br />JENNIFER NIZNIK, 28 MARKET STREET <br />Next on the agenda was a proposal from Jennifer Niznik to be able to use storefront at 28 <br />Market Street for a beer, soda and grocery store. Ms. Niznik stated her store would be <br />the second one from the right. She would also be seling cigarettes and lotto. Mr. Morris <br />stated that the use is conforming to the CB zone He also stated that parking for the <br />building was addressed when the building was built. Ms. Niznik stated she would be <br />making no structural changes – the only change she would be making is that she wanted <br />to add a ½ of a wall between the counter and the bathroom. Mr. Morris stated she would <br />have to work with Mr. Fenton regarding obtaining a building permit for the wall. Mr. <br />Moran asked if she would be preparing or serving food and she answered no she would <br />not. Ms. Niznik stated she would be using the dumpster in the parking lot and Mr. <br />Morris stated there should be no dumpster in the parking lot and asked Mr. Fenton to <br />look into this. Ms. Niznik stated she is working with Albany to obtain her license from <br />the State Liquor Authority. She has also applied for licenses to sell cigarettes and lotto. <br />Mr. Morris told her before a Certificate of Occupancy is issued a copy of all of her <br />licenses must be on file in the Planning/Zoning offices. Ms. Niznik stated she will be <br />open until 8:00 p.m. Sunday through Thursday and 9:00 p.m. on Friday and Saturdays. <br />Mr. McCormick made a motion to approve the sign, seconded by Mr. Moran. <br />Unanimously carried. <br /> <br />
