The
public hearing will be in reference to Local Law No. 1, 2013-Creating a moratorium
property located at Community Service, 2675 West Main Street Wappingers Falls,
(seeking a variance).

Mayor Alexander opened the public Hearing. Ms. O’Leary of Community Services said
Ms. Jennifer Van Tuyl Esq. and Mr. Don Swartz architect will present our plan for
property located at, 1 Givans Avenue / 2675 West Main Street. The intent of Ms.
O’Leary is to ask the village to grant a variance to the local Law No.1, 2013 moratorium
by allowing a first floor apartment. Discussion about the plan as well as financing
followed. It seems financing is only available provided 7 apartments exists one of which
would need to remain on the first floor. Mayor Alexander requested the mortgage
agreement to support their financing claims, they agreed to provide same. The overall
discussion and rendering review took about 1 hour. Many questions were asked about
property maintenance and the village’s downtown in general. Trustee Davis and
Economic Development Committee Chairperson said he was very concerned about the
central business district and was in favor of keeping the first floor commercial for allot of
reasons. Mayor Alexander said he would review the requested documentation and the
board would vote to approve or disapprove at a future public meeting. Motion by Trustee
Niznik to close the public hearing. Seconded by Trustee Calabrese. Carried.
Note: Letter from AKRF Environmental and Planning Consultants attached.
