MINTUES OF PLANNING BOARD <br /> <br />-2- 11/2/06 <br /> <br />food permit and also her dPo/a to the Planning office. Motion seconded by Mr. McCormick. <br />Unanimously carried. <br /> <br />MANUEL ESPINOSA, 2594 SOUTH AVENUE <br />Next on the agenda was the request by Manuel Espinosa to add two rooms to his house at 2594 South <br />Avenue. Mr. Brutting explained to the Board that the building was used as a two family with a <br />commercial space. The commercial space lost its grandfather clause and reverted back to residential. <br />The property is currently zoned three family. There is already a kitchen in the space and the applicant <br />wants to take the former commercial space and make it into two bedrooms and a bathroom to make one <br />of the smaller apartments bigger and easier to rent. Mr. McCormick stated he would like to see the <br />applicants paint the building and get rid of the commercial look of the front of the building. Mr. <br />Alfonso made a motion to accept the proposal for adding two bedrooms and a bathroom to the former <br />deli at the above address. Mr. McCormick seconded the motion. Unanimously carded. <br /> <br />SPANISH RESTAURANT, 105 EAST MAIN STREET <br />Next on the agenda was the request by Gloria Nazario for a Spanish Restaurant at 105 East Main <br />Street. Mr. Nazario presented a copy of the proposed layout to the Board. He also presented his <br />changes to the signs. His only change would be the addition of a V2 wall with some glass as you walk <br />in the door to cut down on the draft. There was neon lighting along the framing of the entry windows <br />and he plans to leave that there. Mr. Moran reminded applicant that signs on the roof were not allowed. <br />Applicant also stated that his lease is a short term lease for 6 months with an option to go month to <br />month thereafter. He stated owner (Steve Tinkleman) said if things go well he may consider him for a <br />site in his new development. His hours of operation would be sever days a week from 11:00 a.m. To <br />10:00 p.m. Applicant stated he had painted the outside trim of the building blue. Mr. Morris suggested <br />the application be broken up into phases. First the use was discussed. It was stated that it is an allowed <br />use for the area and Mr. Alfonso made a motion to allow the use as presented, seconded by Mr. <br />McCormick. Unanimously carded. Next the color of the trim was discussed. Mr. McCormick made a <br />motion allowing the blue colored trim contingent upon applicant supplying a color sample to the Board. <br />Motion was seconded by Mr. Moran. Unanimously carded. The third discussion was the sign. <br />Applicant stated he would just be replacing the face of the signs that are already there - there are three <br />on the building front and one free standing sign. Mr. Alfonso stated applicant would need variances for <br />the number of signs on the building (code states you are only allowed two signs) and there are three <br />signs on the building and one road sign (the total amount of square footage does not exceed the <br />maximum allowed with all signs) - therefore it was suggested that the applicant connect all the signs <br />on the building to make them into one sign. Signs would only be lit during hours of operation. Mr. <br />McCormick made a motion to approve the signs contingent upon applicant giving swatches of all <br />colors (except white and black) to the Board and connecting the building signs. Mr. Alfonso seconded <br />the motion. Unanimously carried. Applicant was reminded to put his 911 number on his building. <br /> <br />ROBERTA MCGINLEY, REGENCY EAST BUILDING <br />Next on the agenda was the request of Roberta McGinley for a proposed Yoga Studio in Regency East <br />Building. It would be located on the second floor rear (formerly used by Beautiful Window <br />Coverings). Mr. Alfonso stated it is an allowed use for the area and there is ample parking on the site. <br />Applicant also presented her signs. Mr. Mords stated the Board would again break up the application. <br />The use was discussed. Mr. Alfonso made a motion to allow the use seconded by Mr. Moran. <br />Unanimously carded. The signs was discussed next. It was stated that applicant would be using the <br />exact same footprint of all previous signs -just changing the faces of the signs.
