MINUTES OF PLANNING BOARD -2- 9/14/06 <br /> <br />signs toned down. Motion seconded by Mr. Alfonso. Unanimously carried. <br /> <br />KNIGHTS OF COLUMBUS, 2660 EAST MAIN STREET <br />Next on the agenda was the application of the Knights of Columbns for a new sign at 2660 East Main <br />Street. Applicant stated sign would hang over the upper right comer of the building. The sign would <br />be internally illuminated. Mr. Alfonso stated that at the present time the Board is in the process of <br />passing a new sign ordinance and the proposed sign by the Knights of Columbus would not fit in with <br />the new guidelines. Mr. Alfonso suggested applicant contact the Code Enforcement Officer and review <br />the new guidelines - so that a sign that is more acceptable can be designed. <br /> <br />HAIR AND BEAUTY SALON~ 2776 WEST MAIN STREET <br />Next on the agenda was the application of a Hair and Beauty Salon to be located at 2776 West Main <br />Street. A sketch of the area was presented. It was stated that applicant would be using the space that <br />was formerly office space to the right of the Restaurant. It was stated that the parking would have to <br />be recalculated as there is a change of use. Applicant stated they currently have 30 parking spaces on <br />site that are marked and one space in the back of the building that is not marked and is used as a <br />parking space for the apartment. They also lease 8 spots along the fence line of Thomton's Gas Station <br />(which is immediately adjacent to their property) on a yearly basis. Mr. Morris asked if applicant had <br />documentation for the leasing of the parking and he stated not with him but he would provide it to the <br />Planning Board for their files. Mr. Morris stated any approvals would have to be tied into the ongoing <br />renewal of that lease. It was determined that there was sufficient parking for all proposed uses as long <br />as the lease for adjacent parking stays in effect. Applicant stated there would be no changes to the <br />exterior of the building. Applicant was reminded that he must get in touch with the Plumbing <br />Inspector to discuss traps for the new business. Mr. Brutting reminded applicant that if any of the uses <br />were to change, i.e., back hay and pole ham which is now proposed to be used as office space - then <br />the parking would have to be recaleuiated. Applicant stated he would be using the back bay as his <br />office and would be sharing space with an electrician. The only tracks the electrician would be parking <br />there would be two tracks. Mr. Alfonso made a motion to grant approval for the Hair and Beauty <br />Salon contingent upon the lease agreement with adjacent property owner (Thomton's Service Station) <br />being in effect. Motion seconded by Mr. Moran. Unanimously carded. <br /> <br />The sign was discussed next. He would like to put a sign above his portion of the building and a slat in <br />the road sign. Tbe road sign is l8" x 7' (double sided) and the building sign is 2' x l2'. Hestatedhe <br />would be lighting the building sign with two goose neck lights. It was determined that the signs were <br />in conformance with the codes. Applicant stated he believes his hours of operation would be seven <br />days a week from 9:00 a.m. To 9:00 p.m. But he would formalize this with the Code Enforcement <br />Officer. Applicant presented color samples of the signs. Mr. Moran made a motion to approve the <br />signs as presented, seconded by Ms. Firstenberg. Unanimously carded. <br /> <br />I)UTCI4ESS SHOPPING PLAZA, ROUTE 9 <br />Next on the agenda was the proposal fi'om Dutcbess Shopping Plaza to discuss a new Road sign on <br />Route 9. Applicant stated the current road sign does not have all individual businesses that are located <br />in the plaza listed. It only identifies the name of the plaza. In order to attract new tenants they would <br />like to be able to list all businesses on sign. There are approximately 10 businesses located in the plaza <br />at the present time. The slats they are proposing would be 1' x 2 ~'. Applicant presented a sketch to <br />the Board of what they would like to do. Mr. Alfonso asked how many of the stores currently have <br />signs in the fi'ont and rear and applicant stated the only one is Dtmkin Donuts and Dreams Nightclub. <br /> <br /> <br />
