Mr. McCormick stated <br />previously a fence was approved for this portion of the property - now it seems as if the <br />tenant is outgrowing his portion of the property. Discussion followed on the type of <br />barriers that should be used to protect Mr. Snell's property from traffic and snow plows <br />and it was stated that previously the Board had recommended some type of curbing or <br />planters. It was also noted that the dumpster is not enclosed and Mr. Morris asked the <br />Code Enforcement Officer to verify the dumpster and/or enclosure against the site plan. <br /> <br />28 MARKET STREET - NOVICK <br />Next on the agenda was the proposal to renovate fire destroyed building with 4,684 sq. ft. <br />commercial and six apartments at 28 Market Street. Applicant stated that off street <br />parking will be provided across the street in an empty lot owned by applicant. The <br />Board reviewed the plan and it was stated that the applicants would be using the existing <br />footprint. Applicant stated that each dwelling unit would be approximately 900 sq. ft. <br />After a quick review of the plan it was noted that the applicants would need two <br />variances- one for required parking spaces and a rear setback variance. It was noted that <br />applicants would need approximately 40 parking spaces - they are showing 17 spots on <br />the lot across the street - they are 23 parking spaces short. Mr. Morris suggested <br />applicant do a study of the on street parking spaces at different times of the day to see <br />what is available. Applicant was also informed he needed to provide screening for the <br />residential side with the neighbor. Applicant was asked to show what type of dumpster <br />enclosure they would provide which should match the style and fagade of the building. <br />Applicant was also told to make sure it was shielded from apartments and also to make <br />sure that there was no offensive odors emitting from the dumpster. Applicant was also <br />told to locate the adjacent house and their dumpster on the plan. Applicant was <br />instructed to establish an escrow account in the amount of $1,500.00. Mr. Morris stated <br />he would like to see some kind of building which is Victorian/colonial moti£ To recap <br />- Applicant needed to establish an escrow account in the amount of $1,500.00, go to the <br />ZBA for the parking and rear variance, locate adjacent house and dumpster on map and <br />bring architecturais to the next meeting. <br /> <br />GENERAL DISCUSSION <br />At this point in the meeting Mr. Morris and Mrs. Loneto stamped and signed the Site Plan <br />for the Riverbend Project as all outstanding issues had been resolved/mitigated. Mr. <br />Alfonso requested applicant copy Planning Board on all inspection reports. <br /> <br />Mrs. Christine Woods who is a neighbor of Sigma Tremblay on Delavergne Avenue <br />attended the meeting. She was complaining about the installation of vents and other <br />appurtenances that were being installed in the building. None of this has been done with <br />a building permit. Mr. Brutting stated he would issue Sigma Tremblay an appearance <br />ticket for working without a permit. It was requested that our Fire Inspector make an <br />inspection of the property. <br /> <br />Mr. Brutting then stated he had been contacted by a member of the Knights of Columbus <br /> <br /> <br />
