MINUTES OF PLANNING BOARD -2- <br /> <br />7/7/05 <br /> <br />PAT MCNAMEE~ 2564 SOUTH AVENUE <br />Next on the agenda was the informal appearance of Pat McNamee to discuss her property <br />at the above address. She stated she currently has her house up for sale and she currently <br />owns a portion of her neighbor's two car garage. He would like to buy it from her and <br />she would like to do a lot line adjustment. Applicant showed the Board a survey of her <br />property. She stated her home faces South Avenue. There is a garage on her property <br />and then there is a two car garage that "straddles" both her and her neighbors property. <br />He would like to buy her portion &the garage. After reviewing the print - it was stated <br />that applicant would need several variances to accomplish this lot line adjustment and the <br />right of way would have to be written in the deed for the three adjoining parcels. At this <br />point Mr. Alfonso stated applicant would have to get a new plan drawn up by a surveyor <br />showing the existing conditions and new conditions - she would have to apply to the <br />ZBA for her variances and have the easements drawn up. Ms. Grieg also stated she <br />would have to file a short form EAF and that the ZBA should do its own SEQRA review <br />unless the Planning Board does a Coordinated Action and applicant should also check to <br />assure that property is not in a Historic District or adjacent to a building that is on the <br />National Register. <br /> <br />CREEKVIEW HOLDINGS~ 118 MARKET STREET <br />Next on the agenda was the proposal from Creekview Holdings, Ltd. For a proposed 4 <br />unit apartment building at 118 Market Street. Applicant stated that at the last meeting <br />the Board stated they would like a row of vegetation along the southerly border and <br />applicant is proposing forsythia to block headlights from house next door. They have <br />also added a curtain drain as discussed and detailed the retaining wall a bit better. They <br />have prepared a colored elevation of the front of the proposed structure and brought <br />samples of what they are proposing. The shingle would be a weatherwood shingle with a <br />green/brown hue to it - they are proposing a cedar shake up in the gable and are <br />proposing to use the antique white - it will be a cement board siding (cream colored) - <br />the shutter color and doors will be the same color (maroon) - all color samples are on file <br />in the Planning/Zoning offices. Applicant gave the Board a copy of a letter dated <br />November 12, 2002 (copy on file in Planning/Zoning offices) from Advanced Tank <br />Services Co., which states no contamination was detected in the sampled area on the <br />vacant lot. Mr. Morris asked if applicant was storing dirt at the site and he answered he <br />graded out some shale that he had previously asked permission to spread out - 2 ff. high - <br />it is fenced and erosion control measures are in place. Mr. Morris stated there is some <br />concern with drainage with neighboring properties and he wanted to make sure in case of <br />any type of inclement weather - the neighbor's property would not be affected. Mr. <br />Morris stated he was under the impression that applicant was only going to store soil not <br />grade and applicant stated this was a one day activity and no further work would be done <br />until all approvals are in place. Mr. Brutting stated that applicant needed a grading <br />permit and also to certify that the fill that was brought in is "clean fill." It was stated <br />that the house directly next door is on the National Historic Register - and because of this <br />Ms. Grieg stated a full EAF must be submitted. <br /> <br /> <br />
