MINUTES OF PLANNING BOARD <br /> <br />-2- 4/14/05 <br /> <br />get a copy of the former Futurama site plan and conform to all stipulations regarding <br />landscaping, lighting and signage. Mr. Moran made a motion allowing the use, seconded <br />by Mr. McCormick. Unanimously carried. <br /> <br />PATRICK FLEMING REAL ESTATE~ 2622 SOUTH AVENUE <br />Next on the agenda was an informal appearance by Patrick Fleming to be able to use <br />2622 South Avenue, Suite 3 for his Real Estate Business and a proposed sign. Mr. <br />Alfonso stated applicant needed to file a complete application. Applicant stated old <br />pylon poles would be taken down and a new one erected. Mr. Alfonso told applicant he <br />needed permission from landowner stating he would be the only sign on the pylon. Mr. <br />Alfonso also stated the proposed sign was too high and applicant would have to lower it <br />to be more in character with the rest of the neighborhood. Applicant stated the entrance <br />to his office is in the rear of the building. Mr. Moran stated that applicant was proposing <br />a green sign and the awnings/signage on the building are maroon. Applicant stated that <br />landowner would sign documentation stating no other signs on pylon. To review the <br />items applicant needs before any approvals can be given on sign: (1) complete <br />application filled out including all dimensions and height of sign, (2) permission from <br />landowner stating that applicant would be the only sign on pylon and (3) color scheme - <br />must be all same colors and (4) only two signs allowed on building. <br /> <br />Mr. Alfonso went on to state the next thing the Board needed to address was the use. He <br />went on to state that the Zoning Enforcement Officer must send a letter to landowner <br />informing him whenever a tenant takes occupancy they must go before the Planning <br />Board for approval and then get a Certificate of Occupancy from the Zoning Enforcement <br />Officer. Applicant stated he would be taking up approximately 700 sq. fi. on the second <br />floor to be used strictly just for real estate. Mr. Alfonso stated this was an allowed use <br />and parking had already been established at the time the building was built. Mr. Moran <br />made a motion to allow applicant to use space for his real estate business, seconded by <br />Mr. McCormick - unanimously carried. <br /> <br />GALAPAGOS MARKET, 2655 EAST MAIN STREET <br />Next on the agenda was the informal appearance by Mr. Stephen Pogge taking ownership <br />of the Galapagos Market. Applicant stated at this time they would be just taking over the <br />market. They have an option to buy the building - which they may exercise in the next <br />few years. Nothing would change - same type of business. Mr. Alexander asked about <br />the fa¢ade and applicant stated owner of building had put on one coat of paint and <br />informed applicant that he would be finishing painting sometime in the spring of this <br />year. Mr. McCormick made a motion to approve the change of ownership - same type of <br />use for Galapagos Market, seconded by Mr. Moran. Unanimously carried. <br /> <br />RIMS ON RIDES~ DUTCHESS SHOPPING PLAZA <br />Next on the agenda was the informal appearance by Rims on Rides to use space in the <br />Dutchess Shopping Plaza. Applicant stated business is a franchise - first one opened in <br />Delaware and the second one in Colorado. He presented the Board with a sketch of the <br /> <br /> <br />
