MINUTES OF PLANNING BOARD -2- <br /> <br />919104 <br /> <br />of the space, (2) applicant would have to satisfy and show all current Building Codes - to <br />be reviewed by the Fire Inspector and Building Inspector. Applicant stated they would <br />like to open October 15, 2004. It was stated that the applicant would be using the <br />common dumpsters provided for tenants. Mr. Alfonso explained to the applicant that the <br />process tbr approvals is - you must receive Planning Board approval first before <br />submitting a Building Permit. As far as the sign is concerned - they have submitted two <br />signs one that is 2 fi. in length and one that is 3 ft. in length - Mr. Alfonso reminded <br />applicant that sign cannot be any longer than 2 fl. and applicant would have to change <br />permit to reflect that measurement. Mr. Alfonso went on to state that at next month's <br />meeting - applicant would need to get approvals for signs and plans. <br /> <br />MEXICAN FAST FOOD RESTAURANT - 2667 EAST MAIN STREET <br /> <br />Next on the agenda was discussions with Carlos Beriga for a Mexican fast food restaurant <br />at 2667 East Main Street. Mr. Alfonso stated that last month there were a few <br />outstanding issues and it seems like they have been addressed - area maps have been <br />added to the plan -- exit door coming out of the rear of the restaurant has been added - <br />dumpster location and enclosure - the enclosure will be a fence - Mr. Alfonso asked <br />about pickup schedule - and applicant stated it would be at least twice a week - and if <br />another day was needed that could be done. It was stated that Fire ChiefPaino had not <br />responded yet. Mr. Alfonso asked if the front door to the building would be handicap <br />accessible and applicant stated it would be a hardship to build a ramp and/or alter the <br />step to the main entrance - but applicant would provide physical assistance to any person <br />who is unable to enter the building due to the raised step to the main entrance. Mr. <br />Alfonso asked application to provide this information in writing to the Planning Board. It <br />was again stated that Planning Board would ask Mr. Paino for a letter regarding his <br />comments. Color samples were provided to the Board for the sign and goose neck/down <br />lights are recommended. It was also stated that applicant would have to provide wattage <br />and attempt to match the type of design with the look of the Village. At this point Mr. <br />Moran made a motion to approve the site plan contingent upon (1) note regarding <br />handicap access, (2) review by Fire Chief, (3) note stating refuse will be picked up at <br />least two times a week and (4) note regarding the type and wattage of lights on sign. <br />Motion was seconded by Mr. McCormick. Unanimously carried. <br /> <br />OAK TREE GARDENS, NELSON AVENUE <br />Next on the agenda was a letter from Mr. Poillucci regarding Oak Tree Gardens - 50 ft. <br />section of fence. Mr. Poillucci stated he had written a letter to the Mayor - copy to the <br />Planning Board regarding the 50 ft. section of fence in question. (letter on file in the <br />Planning/Zoning offices). Mr. Alfonso stated that the issue of the fence has been ongoing <br />since 1974. Mr. Alfonso went on to state that the job of the Planning Board is to review <br />and approve site plans. After site plans are approved and stamped for approval - the <br />enforcement ofthe site plan is the job ofthe Zoning Enforcement Officer. If someone <br />violates a site plan the Planning Board can request that the owner (1) provide a current <br />survey showing all easements and buffer zones, (2) appear at the next Planning Board <br /> <br /> <br />
