M1NUTES OF PLANNING BOARD <br /> <br />-2- 7/1/04 <br /> <br />CENTER FOR PHYSICAL THERAPY~ 2795 WEST MAIN STREET <br />Next on the agenda was a proposal by the Center for Physical Therapy for a sign at 2795 <br />West Main Street. Applicant stated he measured the frontage and it is 40 ft. Mr. Morris <br />asked applicant what was the height of the sign that is currently on the 2793 West Main <br />Street site and he answered he was not sure the height of the first sign. Mr. Morris stated <br />he would like both signs to be the same height. He also asked applicant for a sketch <br />drawing of where the would be on the property and a color sample of the sign. Mr. <br />Morris stated that the Board prefers top lighting - shining down on the sign. If the <br />applicant were to use lighting on the ground - they had to make sure the glare did not go <br />onto neighboring properties. The sign would have interchangeable letters advertising <br />certain specials, etc. After some discussion - applicant stated they would be using down <br />lighting on the sign. Mr. Alfonso made a motion to approve the sign contingent upon: <br />(1) applicant supplying Board with sketch of where sign would be located, (2) color <br />sample, (3) update application with exact dimensions of sign and (4) total sign area <br />cannot exceed 40 sq. ft. per side (total 80 sq. ft.) and (5) height of sign cannot be greater <br />than height of sign at 2793 West Main Street. Mr. Moran seconded motion. <br />Unanimously carried. <br /> <br />CARLOS BERIGA, 2667 WEST MAIN STREET <br />Next on the agenda was a proposal from Carlos Beriga for a Mexican fast food restaurant <br />at 2667 East Main Street. Applicant presented the Board with an informal sketch of the <br />layout of the proposal. Mr. Morris noted that there is only one entrance and he stated <br />that the Fire Chief would have to review the plan for conformance. Mr. Alfonso stated <br />there had to be a stamped set of plans to be able to get a Building Permit. Mr. Moran <br />made a motion to approve the use of the building for a Mexican fast food restaurant, <br />seconded by Mr. Alfonso. Unanimously carried. It was stated that the applicant would <br />have to (1) have a stamped set of drawings (2) parking requirements (3) <br />dumpster/screening, (4) note from Fire Chief stating conformance - it was stated that the <br />Board would not address the sign this evening - as far as the sign is concerned - the <br />Board needs to see (1) better drawing, (2) exact color samples, (3) sign placement on the <br />architecturals. <br /> <br />DUTCHESS SHOPPING PLAZA - DIVIDNG FORMER WOODWORKER'S <br /> <br />WAREHOUSE INTO TWO STORES. <br />Next on the agenda was the proposal from the owners of Dutchess Shopping Plaza to be <br />able to divide the former Woodworker's Warehouse into two stores - 2/3 and 1/3. <br />Owners stated that 2/3 of Woodworker's Warehouse is going to be used by the carpeting <br />store (listed above) and the other 1/3 does not yet have a tenant. Mr. Morris stated as far <br />as the 1/3 portion of the store is concerned - the new tenant will have to make an <br />appearance before the Planning Board for their use. Mr. Morris reminded owners that he <br />would have to apply for a building permit before any electrical or structural work is done. <br />At this point Mr. Alfonso made a motion to accept the splitting of the former <br />Woodworker's Warehouse - 2/3 to be used by Carpetworld and the remaining 1/3 not yet <br /> <br /> <br />
