Minutes of Planning Board <br /> <br />-2- <br /> <br />4/3/03 <br /> <br />No representative was present at the meeting. <br /> <br />STERLING ACQUISITIONS~ RIVERBEND PROJECT <br />Applicant wrote a letter requesting an adjournment to the next meeting. <br /> <br />DIMARCO II~ SOUTH REMSEN AVENUE <br />Next on the agenda was the update on the DiMarco II site plan. Ms. O'Leary stated they <br />are finally ready to begin building DiMarco II. She went on to state they do have the <br />financing they need and they hope to begin building the last week in May. The General <br />Contractor will be Rondack Construction who has done a number of projects for Hudson <br />Valley Housing and they expect construction period to be 10 months. She went on to <br />state they have worked with the Water Department who had done some blasting and they <br />will be installing the pipes to make the 12" connection to the tank. She went on to state <br />she has had discussion with the Building Inspector regarding the new building code <br />which took effect in January 2003 and has impacted their project. She went on to state <br />that nothing has changed as far as the footprint is concerned. The only change is with the <br />inception of the new code the original plan called for a building that was built out of <br />concrete block - that has been changed to a steel frame building. There have been some <br />slight modifications to the interior of the building. She stated that she had applied to the <br />ZBA for an extension of her variance that calls for the apartment sizes to be 698 sq. fi. <br />instead of the required 750 sq. ft. Applicant did mention the fact that when they do the <br />exterior lights at DiMarco II they are going to be changing the lights at DiMarco ! - so <br />they match. Documentation will be provided regarding the lumens. The Board wished <br />applicant good luck and reminded her to seek all necessary approvals. <br /> <br />DUTCI~ESS ICE CREAM~ INC. 14 MILL STREET <br />Next on the agenda was the proposal by Dutchess Ice Cream, Inc. with a proposed soft <br />serve ice cream shop at 14 Mill Street. Applicant stated he would be doing ice cream <br />with some food. They would be using just a grill for the cooking. Hours would be from <br />11:00 a.m. to 9:00 p.m. - seven days a week. They would be just occupying the bottom <br />of the building. It was stated that this is an allowed use in a CB zone. There is offstreet <br />parking in the area and also two municipal parking lots. Applicant was notified that he <br />would have to come back to the Planning Board for any kind of sign approval. As far as <br />some kind of traffic control is concerned applicant stated he would put something in front <br />of the building (for instance some kind of flower pots). Applicant also stated he would <br />also buffer the residential portion of the property. Mr. Moran made a motion to approve <br />the soft serve ice cream shop at 14 Mill Street contingent upon applicant supplying <br />Building Inspector with a quasi site plan stating traffic control measures, buffering <br />residential areas, fences, any dumpsters, etc. It was also stated that the colors that were <br />shown on the supplied pictures were the colors that are going to stay the same.
