Next on the agenda was an informal appearance by Mr. Anthony Sidote with a proposed <br /> lot line adjustment at 75 Nelson Avenue. Mr. Sidote presented his plan. There will be <br /> three lots created- the existing 1.4 acre lot, the resulting 2.9 acre lot and the remaining <br /> 13.4 acre a lot. There will also be a map for each individual parcel. There wouM be a <br />deseription for the new 2.9 acre lot and a new description for the new l 3.4 acre lot. Mr. <br />Sidote stated he was just looking for a little direction, Mr. Visentin stated the subject <br />property is currently being reviewed by the Board of Trustees and Mayor for a zoning <br />change. He went on to say that the Planning Board concurs with the Comprehensive <br />Plan Committee to change the zoningfrom the current RM_l to R12.5. AppHcant was <br />asked to set up an escrow account for $500.00. Village Engineer stated he wouM work <br />with applicant's engineer to prepare map to be recorded. <br /> <br />SOUTHERN DUTCHESS CI-L4MBER OF COMMERCE, 38 SOUTH.4 VENUE <br />Next on the agenda was the application of the Southern Dutchess Chamber of Commerce <br />for a new building at 2582 South Avenue. Chairman Visentin stated this was a <br />continuation ora public hearing that was started last month. Applicant stated the <br />chamber is proposing to building a 7,000 sq. fi. building - 3,500 sq. ft. footprint - two <br />story. Applicant stated they met with Water Department and with Highway Supt. <br />Marshall and it was stated they would be able to use existing water and sewer. Applicant <br />also stated included in this submission is the light spray as requested by Mr. Morris last <br />month. They also stated they are in the process of getting approvals from the DOT to do <br />the improvements to the curb cut area. At this point in the meeting lnsite Engineering's <br />comment letter dated December 6, 2001 was reviewed. This letter is included in the files <br />of the Planning and Zoning offices. As far as the landscaping is concerned Mr. Visentin <br />noted that comments were received today from the Dutchess county Dept. of Planning <br />dated December 3, 2001 and one of their comments is regarding landscaping. It was <br />also stated that there were no building elevations as yet submitted. Mr. Visentin again <br />reminded applicant that building is to fit in with the neighborhood- colonial/victorian <br />mo#ff. <br /> <br />Mr. Morris made a motion that the Planning Board become Lead Agency for this project, <br />seconded by Mr. Alfonso. On roll call vote- Mr. Visentin - Aye, Mr. Morris - Aye, Mr. <br />Alfonso - Aye, Mr. Consentino - Aye and Mr. Karge - Aye. <br /> <br />After fully reviewed the short form EAF that was provided and having knowledge of the <br />parcel and realizing in full that the parcel as it exists today is a blight on Route 9D in the <br />Village of Wappingers Falls and proposed project will create something that will be <br />beneficial to the Village and the project will have no environmental impacts on any of the <br />surrounding areas - based on the above Mr. Morris made a motion to declare a neg dec <br />for theproject, seconded by Mr. Karge. On roll call vote- Mr. Visentin - Aye, Mr. <br />Morris - Aye, Mr. Karge - Aye, Mr. Consentino - Aye and Mr. Alfonso - Aye. <br /> <br />As a side note Mr. Visentin stated the Chief of Police has provided the Board with the <br />following comment - he suggests that the Chamber shouM consider the possibility of <br />adding "no parking" signs on their property. Parking is limited in the Village and <br />people have a tendency to just park anywhere. <br /> <br /> <br />
