MINUTES OF PLANNING BOARD -2- <br /> <br />2/1/01 <br /> <br />pursuing his project before the Planning Board he would have to bring in a site plan <br />showing parking, drainage, setbacks, etc. ' <br /> <br />EILEEN ALLEN. 4 MARSHALL ROAD <br />Next on the agenda is a proposal by Eileen Allen for storage units on Marshall Road <br />Mr. Martin represented the applicant. He explained to the Board that this was a parcel <br />of land just east of Hollowbroolc Access for the self storage units wouM be directly onto <br />Meyers Corner Road. There would also be an administrative/office building where <br />people would come in and sign up for their unit and things of that nature. Since this site <br />is now undeveloped applicant wouM be taking the entire site and collecting drainage <br />through a series of drains and discharge them to a stream on site. The site is vacant at <br />the present time and there are no immediate water and sewer facilities to this parcel. <br />The applicant would have two alternatives - one is to tie into Walbaums if that could <br />happen and/or extend their services dowtt Applicant would look to put in a individual <br />well~septic system for this particular parcel. Engineer went on to explain where parking <br />would be and where some light landscaping would be located On the storage units <br />themselves lighting is showed There will be no aff'txed poles all lighting would be affixed <br />to the building. Mr. Hood asked if there would be any security/fencing around the area <br />and engineer answered at this time they are not showing it but there will be some. Mr. <br />Kortright stated he knew there were some drainage issues that needed to be cleaned up. <br />He also realizes he needs to reapply to the ZBA for an extension to his variance. <br />Applicant stated he does not want to give plan to Village Engineer for review until all <br />drainage reports are done. Mr. Bricldemaier stated one of his concerns is truck access. <br />He questions ifa truck can traverse the site as currently laid out and he would like to see <br />some type of documentation that you can get a single unit box truck~full size Ryder truck <br />throughout the site. He feels some of the turns look too tight. The drawing shows that <br />the wetlands were flagged in 1997. Mr. Bricldemaier feels the wetland issue should be <br />addressed by the Village's Environmental Engineer. Mr. Martin stated as far as the <br />wetlands are coneerned, they have not submitted to the Corps. as yet. They are waiting <br />to finalize the drainage plan first. Mr. Bricklemaier also stated there is no proposed <br />topography shown on the map and Mr. Martin answered in the drainage report they have <br />spot elevations, floor elevations and elevations for drainage, lt was also stated that area <br />wouM be paved Applicant also stated they will be on the agenda for the Water Board <br />and Board of Trustees for Sewer Commissioners. Mr. Morris asked what type of <br />screening would be supplied- and applicant stated he wouM work with the Planning <br />Board on what they wouM like to see. Mr. Bricldemaier also stated applicant shouM <br />prepare a photometric plan to show the candlepower on the site. Applicant was asked <br />for elevations of the buildings because of the visual impact to traffic in the area. He was <br />also asked for proposed screening and landscaping of the office area. Mr. BricMemaler <br />stated a good portion of their access way is shown within the Central Hudson easement - <br />this may be a problem with Central Hudson and this should be cleared up. Mr. Martin <br />stated he would take the items that were brought up this evening along with the drainage <br />report and submit a complete package to Mr. Bricldemaler for his review. <br /> <br /> <br />
