It is a right of way owned by the Village and as such it can be used by the <br />residents on both sides but you cannot put anything permanent on the right of way. Mr. <br />Morris stated the only concerns he had were the chemicals and control there of- any <br />vapors or smells must be taken care of because there are residential houses abutting the <br />property. Applicant stated he has a dry cleaning business now and he know he must <br />comply with all EPA standards. He stated there would be no emissions - everything is <br />totally enclosed. Mr. Visentin stated that the previous applicant for this property had gone <br />to the DOT and talked with Mr. Faucher and he did have a curb cut and access to the <br />property. Applicant was asked to revisit the DOT and make sure he does have a curb cut <br />and access to the property. <br /> <br />Mr. Karge stated he supports the concept and Mr. Visentin stated he feels it would be a <br />good addition to the neighborhood. Mr. Morals asked applicant to keep in mind the <br />amount of landscaping that is required by code and applicant stated he has made <br />allowances for it on both sides. Mr, Visentin stated he felt it would be better if the <br />parking would be in the rear because it presents a nicer building and it is more aesthetically <br />pleasing. <br /> <br />Mr, Morris asked about the signs on the parcel and applicant stated once he gets into the <br />proposal a little bit more he would check to see what is allowed. He stated there would <br />not be any bright or glaring signs - there would be a sign with the light projecting onto the <br />sign not the sign emitting any light. Mr. Karge asked what the days and hours of <br />operation would be and applicant stated it would be ti'om 7:00 am to 7:00 p.m, - the dry <br />cleaner would be closed on Sunday but the laundromat would be open 7 days a week. <br />Applicant also stated the laundromat part of the business may stay open until 9:00, Mr, <br />Paggl asked what the Planning Board's policy as far as parking goes? The actual parking <br />requirement for the proposal is 40 spaces which applicant feels is way more than he ever <br />anticipates on using, Mr. Paggi asked if the Planning Board had the ability to waive a <br />certain amount of parking spaces? Mr. Visentin stated the Planning Board does have an <br />option to forego the rigid parking spaces if there is additional space available for the future <br />if the applicant would need additional parking, Mr. Visentin stated what could be done is <br />that they would look at the retail space and calculate that on the required parking and then <br />look at the other uses on site with a little different slant so the Planning Board could come <br />up with a number that is acceptable to all.
