MINUTES OF PLANNING BOARD -2- 2/3/00 <br /> <br />BARIGHT PROPERTY~ ROUTE 9 <br />Next on the agenda was a preliminary/conceptual review of a proposal from Baright <br />Associates for property located on Route 9. Applicant stated they bought the property <br />from the County at the auction about a year ago. It took them sometime to have the <br />wetlands delineated Applicant presented a preliminary site plan. He stated they do <br />have absolute right-of-way across the Hollowbrook driveways that border Hollowbrook <br />Office Park and Eileen Allen's property. The "talked about" service road that connects <br />Hollowbrook Road with Imperial Blvd. was discussed and applicant stated they are <br />looking into ways of putting in a roadway connecting Route 9 and their parcels. <br />Applicant stated one of the buildings they are considering is "flex space." For some <br />reason it is not common in this area. What it actually is is a 40fi. deep building and your <br />space may be 20fl. wide - with a doorway in the front and places for people to parl~ It <br />may be office space in the front of the space (gathering area) then behind the wall it is <br />opened up to a large storage space with garage type doors for contractors, etc. to store <br />their equipment or receive shipping orders or even store a van inside. The other two <br />buildings shown are proposed as office buildings. <br /> <br />Applicant stated wetlands were defined by a wetland engineer and applicant pointed <br />them out. Applicant asked what procedure they needed to go through to fill the land He <br />stated if asked he could stay 50fi. from wetlands. Mr. Visentin informed applicants to <br />apply for a permit to fill and as long as the wetlands are delineated and stay away from <br />them he has no objection. Mr. Visentin stated he would have our Engineering Consultant <br />look at the map and define the requirements for filling. Mr. Bricldemaier stated he had <br />spoken to Mr. Fink today and Mr. Fink stated he had some concerns for the area <br />regarding past uses relating to environmental concerns. Mr. Visentin told applicants that <br />he would have to have Mr. Fink look at the plan before any permits were issued <br />Applicants were instructed to set up an escrow account in the amount of $2000. O0 <br /> <br />EUGENE NINNIE FOR 8 SOUTH A VENUE <br />Next on the agenda was the proposal from Eugene Ninnie to use 8 South Avenue for <br />office space. Applicant stated he wouM be taking the ~ story off the top of the building <br />and putting a second floor on. He would be following the existing footprint except for <br />the "bump' on the side. The parking pattern was discussed in length and the Board <br />stated applicant wouM have reconfigure the parking to make it more conducive to the <br />site. Mr. Bricklemaier stated he has notes with him but did not write a formal letter. He <br />stated applicant must show water and sewer on plan~ any proposed signs, site lighting <br />and ifa dumpster is proposed the dumpster and enclosure must be shown on the plan. <br />He must also show how he intends to buffer the residential areas from the site. After <br />informal discussions it was stated that applicant would have to apply to the ZBA for a <br />sideyard variance. Mr. Visentin stated he would write a letter of recommendation to the <br />ZBA regarding this variance. <br /> <br /> <br />
