MINUTES OF PLANNING BOARD -2- 2/1/07 <br /> <br />Next the sign was discussed. It was stated that applicant is just replacing the previous <br />sign with a new sign. The sign will be on the face of the building and it will not be <br />illuminated in any way. Applicant supplied the Board with the color samples (blue and <br />yellow). Mr. Alfonso made a motion to approve the sign as submitted, seconded by Mr. <br />Kolb. Unanimously carried. Applicant was reminded to come to the Code Enforcement <br />Officer’s office to pay for the Certificate of Occupancy and Sign Permit. <br /> <br />PROPOSAL FOR MEXICAN RESTAURANT, 2651 EAST MAIN STREET <br />Next on the agenda was the proposal for a Mexican Restaurant at 2651 East Main Street. <br />Mr. Morris reviewed the parking calculation with the applicant. He stated he needed a <br />sketch of the floor are that she will be using for seating, size of the kitchen and size of <br />any storage area she will be using to be able to make sure that the change of use will not <br />impact the parking. The store was previously used as a retail store. Applicant stated she <br />is going to start out small – just preparing one type of food. Her hours of operation will <br />be seven days a week from 9:00 a.m. to 10:00 p.m. She also intends to have 6 table to <br />start and understands if she expands the business she will have to come back to the <br />Planning Board. Mr. Morris explained to her that she will need to get in touch with the <br />Plumbing Inspector for plumbing requirements and with the Building Inspector and Fire <br />Inspector to discuss egress/ingress and any structural changes ( if any she intends to <br />make). She was also reminded that if she is going to have signage she will have to bring <br />all proposals to the Planning Board and the Planning Board would like to see a sign that <br />is similar to the ones already located on East Main Street. <br /> <br />DENNIS CRAIG, 10 NORTH STREET <br />Next on the agenda was the proposal by Mr. Dennis Craig to be able to have a <br />overhang/awning on his garage at 10 North Street. Mr. Craig presented a sketch plan of <br />the overhang/awning to the Board. Mr. Morris read into the record a letter from Code <br />Enforcement Officer Brutting dated June 14, 2006 in which he denies Mr. Craig a <br />building permit because the building is a non-conforming structure and therefore ZBA <br />approval is necessary. In his letter Mr. Brutting also informs Mr. Craig that he must go to <br />the Planning Board as the building is used for a commercial purpose. Mr. Craig stated he <br />wanted the overhang/awning to protect himself from the weather when he is entering or <br />leaving his garage. Mr. Morris asked why he needed a 7 ft. overhang to protect a 32” <br />door and Mr. Craig stated there is also a concrete slab there. Mr. Morris asked if he <br />intends to store any equipment outside and he answered no he was not. After some <br />informal discussion Mr. Alfonso made a motion to refer the application to the ZBA for <br />their approval, seconded by Mr. Kolb. Unanimously carried. Mr. Craig was reminded <br />that he must come back to the Planning Board for final approval after he receives the <br />approval of the ZBA. <br /> <br />ZION EPISCOPAL CHURCH, 12 SATERLEE PLACE <br />Next on the agenda was the proposal to convert a portion of the two car garage that faces <br />the front of the property to a food pantry for storage and distribution of food.
