MINUTES OF PLANNING BOARD -2- 2/7/08 <br /> <br />the conversion to the food pantry. Mr. Morris asked where he would be installing the sink and Mr. <br />Paparo stated if you are facing the main door it would be to the left. He is installing both water and <br />waste lines which will be tied into the existing plumbing in the Parish Hall. He stated it would only be <br />a sink- there would be no toilet facilities – just a place to wash veggies and maybe clean a mop. He <br />went on to say that when he first cam to the Board with the plans for the food pantry they had proposed <br />to sink because at that time they had no additional funds – they have now received grant money to be <br />able to install the sink. Mr. McCormick stated in the proposal it says that “.....dig a 5” trench....” this <br />should read a 5' trench. Mr. McCormick also stated the applicants would need a drawing for the <br />Building Inspector to review before any permits are issued. Mr. Morris asked the Board that even <br />though the additional water/sewer is minimal do they need permission from the Water Board and Board <br />of Trustees and the entire Board agreed no they did not. The Board compared it to someone installing a <br />sink in their home as there will be no separate lines. It was also stated that the applicants would have to <br />go through Code Enforcement Officer Fenton for the proper permits before starting the work. Mr. <br />Fenton asked applicant if any work had been started and he answered no it had not. <br /> <br />Mr. McCormick made a motion to approve the installation of a sink contingent upon Mr. Fenton <br />reviewing and approving a drawing of the work. Mr. Moran seconded the motion. Unanimously <br />carried. <br /> <br />MICHAEL MARTIN, 2644 EAST MAIN STREET <br />Next on the agenda was a proposal from Michael Martin to be able to rent back of 2644 East Main <br />Street to CFZ Solutions which sells printers, copiers and phones. Mr. Martin stated he would be be <br />changing anything internally. CFZ Solutions would be using the space for office space – his main <br />business is going to the customers – he has no walk in traffic. He is also not proposing any signs. If it <br />changes – (signs or having customers walk in) he will have to come back to the Planning Board to <br />make another appearance. It was also stated that there is no problem with parking as the original <br />calculation was done on the entire building. Mr. Moran made a motion to approve the use, seconded <br />by Mr. McCormick. Unanimously carried. Mr. Martin was reminded that he would need a Certificate <br />of Occupancy for the space and he should get in touch with the Zoning Enforcement Officer for this. <br /> <br />REDLINE AUTO, 2560 SOUTH AVENUE <br />Proposal from Redline Auto with changes to their site plan at 2560 South Avenue. Mr.Lipiro who <br />rents the bays at the building brought in a sketched plan of the site. He stated he needed more than the <br />allowed 3 unlicensed/unregistered vehicles provided for in the Zoning Ordinance. It is a huge problem <br />for him because he typically has 8-10 vehicles a day brought in – some are there for a few days, some <br />for a week and at times he will have some there for many months at a time – but the majority of <br />vehicles are gone within a week. He does admit that he has one RV that belongs to a customer that he <br />has been working on for approximately one year but it should be gone within the next 2-3 days. Mr. <br />McCormick stated that he has some concerns with the site; i.e., tire piled up in the rear, there is no <br />dumpster or enclosure, there is always stray parts laying around the building and at one time there were <br />30 vehicles parked on the site either in a state of disrepair or for sale. There is also LP gas tanks on the <br />opposite side of the building that do not belong to Mr. Lipiro (they are on the owner's side of the <br />building) that are not protected by some type of barrier. The fire lanes need to be clearly identified and <br />striped for safety purposes. All in all parcel is very unsightly with many Property Maintenance Issues <br />and must be cleaned up. After some informal discussion it was determined that owner needed to go to <br />the ZBA for a variance for additional unlicensed/unregistered vehicles, he needs to have a better plan <br />of the site with all areas clearly identified, a dumpster must be put on the property, the site must be <br /> <br />
