<br />MINUTES FROM PLANNING BOARD MEETING HELD JANUARY 8, 2009 <br /> <br />Present: Lisa Firstenberg, George Moran, John Chase, Don McCormick and Mary Ann Loncto, <br />Secretary <br /> <br />Absent: Tom Morris <br /> <br />Others Present: <br /> Tom Walsh Attorney Jim Horan <br /> Jay Paggi Michele Greig <br /> Jennifer Van Tuyl Wayne Zuckerman <br /> Joe Sarchino Carlo Caldara <br /> Lou Snell <br /> <br />Meeting was called to order at 7:30 p.m. Mr. Morris suggested that the minutes from the December <br />meeting be changed as follows: Page 4 – Third Paragraph – First Sentence – he would like it to read “ <br />Mr. Morris asked Mr. Fenton to check on the grocery store across the street.....” Motion from Mr. <br />McCormick, seconded by Mr. Moran to accept the minutes from the December meeting as amended. <br />Unanimously carried. <br /> <br />MID HUDSON ASIAN MARKET, 1558 ROUTE 9 <br />First on the agenda was a proposal for a sign at Mid Hudson Asian Market at 1558 Route 9. Mr. Tom <br />Walsh represented the owner. He stated that the sign would be vinyl with a red background and white <br />and yellow letters. After reviewing the sign for conformance it was stated that the sign conformed to <br />the sign regulations in the GB zone. Mr. Moran made a motion to approve the sign as presented <br />contingent upon applicant supplying the Board with color samples, motion was seconded by Mr. <br />McCormick. Unanimously carried. <br /> <br />WAPPINGERS FALLS ESTUARY ASSOCIATES, INC., 37 MCKINLEY STREET <br />Next on the agenda was the proposal from W. F. Estuary Associates, Inc. to be able to store vehicles at <br />37 McKinley Street. Mr. Snell stated he was at the Board for informational purposes only. He has a <br />parcel where he was thinking of putting up a building. He does not feel it is the right time for that so he <br />has another proposal that he would like the Board to review – he is thinking about using the property <br />for the storage of vehicles. He has proposed either 8 trailers/2 tractors and 2 autos, 42 auto vehicles or <br />50 auto vehicles for a car dealership. It was stated that on his drawing Mr. Snell has a fire hydrant on it <br />with a 20 ft. clearance around it and our minutes stated that the former Fire Chief recommended a 30 ft. <br />radius around the hydrant. Ms. Firstenberg stated she would have a problem with the property being <br />used as a junkyard because the parcel is in a Historic District and near the creek and contaminants <br />might run off into the creek. The Board recommended to Mr. Snell that when he knows exactly what <br />he will be storing then he must come back to the Board formally with Engineered drawings. Mr. Horan <br />added that Mr. Snell should talk with the DEC to determine what kind of disturbance/separations is <br />required with the creek because if it is within 50 ft then a DEC permit is necessary. <br /> <br />STERLING PROPERTIES GROUP, RIVERBEND II <br />Next on the agenda was the proposal from Sterling Properties group with a proposal to construct 40 <br />luxury rental apartments consisting of 28 – 2 bedroom units and 12 – 1 bedroom units on the 8.6 acre <br />property on Myers Corners Road. Mr. Sarchino stated since the last meeting the owner has been <br />learning about the market demand and has been thinking about changing his design. Mr. Sarachino <br />stated he has a new schematic plan for the Board to look at tonight for an alternative proposal. The <br /> <br />
