<br />MINUTES OF THE PLANNING BOARD MEETING HELD OCTOBER 15, 2015 <br /> <br />Present: Tom Morris, Chairman, Bonnie Kieffer, Vice Chairperson, Bob Relyea, Mike <br />Kocan, George Moran and Mary Ann Loncto, Secretary <br /> <br />Absent: Don McCormick <br /> <br />Others Present: Trustee Huber Bryan Murphy, Code Enforcement <br /> Harry Strang Nancy Clark <br /> Michele Greig Jay Paggi <br /> Frank Buyakowski Paul Varanoutas <br /> Anthony Padilla Dan Laub <br /> Carlo Caldara David Lombardi <br /> Teresa Novick Debbie Novick <br /> Brandon Petral Joel Sasser <br /> Debbie Ciancuilli <br /> <br />Meeting was called to order at 7:00 p.m. Mr. Morris stated that on the first page of the minutes <br />from September 3, 2015 – First paragraph – there should only be a 5 member vote – therefore the <br />alternate (Mr. Moran) does not vote. Ms. Kieffer made a motion to approve the minutes as <br />amended, seconded by Mr. Moran. Unanimously carried. <br /> <br />DUTCHESS SHOPPING PLAZA, 1582 ROUTE 9 <br />First on the agenda was the review of the amended site plan for Dutchess Shopping Plaza – 2015 <br />rebuild located at 1582 Route 9. Mr. Frank Buyakowski, owner of the plaza and Mr. Paul <br />Varanoukis, Architect were present. Applicant pointed out the striped cross walk in the parking <br />lot on the plan. He also stated that there is a wooden wall in the parking lot that they will be <br />replacing with a 4 ft. high redi-rock wall. If any trees must be replaced – they will be put back <br />with the same caliper tree (all trees have a 2 ½” minimum caliper). The owners will be <br />addressing signage at a later date (both new tenants and the current tenants). The architecture of <br />Auto Zone was then discussed. The color elevation of Auto Zone will be a bit different from the <br />rest of the plaza but also will blend in with the rest of the plaza. The Auto Zone portion will be <br />stucco – painted white on the top and Hanson brick – pin oak #2250 on the bottom. There will <br />be a 6” stucco bank (painted light brown) to contrast with the 24” brick columns that will be <br />Hanson Brick #1880. There will also be three wall mounted units on the south side of the <br />building. Mr. Morris asked applicant to compare the Auto Zone portion with the rest of the plaza <br />for the Board. Mr. Morris asked about the landscaping on the south side of the building and they <br />are proposing fountain grass and blue rug juniper. It will be a nice looking corner. The <br />applicant’s plan is to put the new Auto Zone building up and also to work with the space where <br />Domino’s was first. They are not doing the entire plaza all at one time. They want to try to <br />minimize tenant disruption. Mr. Morris asked for a schedule that will show when they are <br />planning to start and finish. Mr. Kocan stated he feels the south wall will look much better then <br />what is there now but he still feels it is a warehouse looking building going up on what is going <br />to be a really nice plaza. He went on to state that he has looked at some Auto Zone buildings in <br />other places and they have done much better than the big “boxy” look that they have proposed. <br />Applicant also stated that they will be using the same brick as Auto Zone for the vacant site at <br /> <br />
