Unanimously carried. <br />MARIA GANLEY, 2723 W. MAIN STREET <br />First on the agenda was the public hearing on a proposal by Maria Ganley for a Special Use <br />Permit in conjunction with Site Plan Review to create an additional dwelling unit at 2723 W. <br />Main Street. Maria Ganley and Salvatore Messale owners of the property were present. Ms. <br />Kieffer made a motion to open the public hearing, seconded by Mr. Relyea. Unanimously <br />carried. Applicant submitted proof that legal notices were sent to property owners within 200 ft. <br />and legal notice was published in the October 20, 2016 edition of the Poughkeepsie Journal. <br />Applicant stated he would extend the wooden fence down the northern boundary of the property. <br />This should be shown on the site plan. Also applicant must note on the plan: parking spaces will <br />be assigned, garbage cans will be on the west side of the building, a sidewalk from the garage to <br />the house, change application to state property was formerly one commercial use with two <br />apartments –now will be three apartments, cut sheet needed for lighting fixture, all parking and <br />landscaping must be updated and if handicap space not required –that handicap spot must be <br />taken off plan. All updates must be submitted before plan can be sent to Dutchess County <br />Planning for their review. Ms. Greig’s comment letter dated November 2, 2016 was reviewed. <br />Publiccomment was taken. Ms. Kieffer made a motion to adjourn the public hearing under <br />December 1, 2016, seconded by Mr. McCormick. Unanimously carried. Ms. Kieffer made a <br />motion to adopt a Type II resolution under SEQRA, seconded by Mr. Relyea. Unanimously <br />carried. <br />BUCKINGHAM MANAGEMENT, CHANNINGVILLE ROAD/NELSON AVENUE <br />Next on the agenda was the proposal from Buckingham Management for 14 three story buildings <br />with community building and pool to be located at Channingville Road/Nelson Avenue. Mr. <br />Charles May, Architect for the project was present. Ms. Clark stated that the plan is conceptual <br />in nature and Mr. May will sit with her as the plan becomes more detailed. Ms. Greig reviewed <br />her comment letter dated November 2, 2016 (on file in the Planning/Zoning offices). A long <br />form EAF and supporting documentation must be submitted.
