<br />MINUTES OF THE PLANNING BOARD MEETING HELD MARCH 2, 2017 <br /> <br />Present: Tom Morris, Chairman, Don McCormick, Mike Kocan, Bob Relyea, George <br />Moran and Mary Ann Loncto, Secretary <br /> <br />Absent: Bonnie Kieffer <br /> <br />Others Present: <br /> Dan Katz Brian Skotosa <br /> Trustee Huber Trustee Chase <br /> Kevin McGrath Michele Greig <br /> Nancy Clark Steve Whelan <br /> Anne Pantaline Charles May <br /> Bryan Murphy Colleen Brisco <br /> Tony Sidote Carl Pantaleo <br /> <br />Meeting was called to order at 7:00 p.m. Secretary was asked to amend the minutes from the <br />February 2, 2017 meeting as follows: Page 3, Second paragraph, Second sentence should <br />read, “He is concerned about the line of sight…..” and Fourth paragraph should read as <br />follows: “Mr. Morris stated he had a meeting with the Mayor, Lisa Cobb, Nancy Clark and <br />Michele Greig regarding Buckingham Estates. They have stated they will be changing their plan <br />and have five buildings – 4 in a Courtyard setting and 1 off to the East – each building will have <br />30 one bedroom units and 10 two bedroom units. The Mayor suggested they have 4 buildings <br />with two of the buildings in the middle being in the Courtyard. The applicant stated they would <br />consider the suggestions.” Mr. McCormick made a motion to approve the minutes as amended, <br />seconded by Mr. Relyea. Unanimously carried. <br /> <br />HANNOUSH SQUARE, 1659 ROUTE 9 <br />First on the agenda was the proposed changes to façade and approval of site plan for Hannoush <br />Square, 1659 Route 9. Mr. Brian Skotosa, Engineer for the project and Mr. Dan Katz, <br />owner/applicant were present. A presentation by Mr. Skotosa was made. Mr. Morris asked <br />applicant to supply color samples for the Board’s consideration. Ms. Greig from Four Corners <br />Planning review letter dated February 28, 2017 was read and reviewed. It was stated that the <br />applicant needed to supply the Planning Board the Fire Chief’s response in writing for his review <br />of the project, a copy of the parking easement for 1655 and 1659 Route 9, confirmation of who <br />owns the fence on the southerly property line and after a short form EAF was received – all <br />paperwork was to be sent to Dutchess County Planning Department for their review and <br />comment. Ms. Greig also stated she would get in touch with Attorney Lisa Cobb regarding the <br />non-conformity issues with the plaza. Ms. Clark from KC Engineering’s review letter dated <br />February 27, 2017 was then read and reviewed. <br /> <br />BUCKINGHAM MANAGEMENT – CHANNINGVILLE ROAD/NELSON AVENUE <br />Next on the agenda was the proposal from Buckingham Management for 4 four story buildings <br />with community building and pool to be located at Channingville Road/Nelson Avenue. Mr. <br />Charles May, Engineer for the project was present. Ms. Clark’s March 2, 2017 review letter was <br />read and reviewed. A long form EAF must be submitted for review.
