<br />MINUTES OF THE ZONING BOARD OF APPEALS MEETING HELD 10/10/17 <br /> <br />Present: Bridget Gannon, Rachel DiGrazia, Heidi Murphy, Frank Barresi and Mary Ann <br />Loncto, Secretary <br /> <br />Absent: Allen Firstenberg and Loretta Holloway <br /> <br />Others Present: <br /> Joel Sasser Trustee Davis <br /> Peter Maher Dennis Lynch <br /> <br />Meeting was called to order at 7:30 p.m. It was stated that Mr. Firstenberg was not present this <br />evening and Ms. Gannon would be acting as Chair. <br /> <br />Mr. Barresi made a motion to accept the minutes from the September 2017 meeting as submitted, <br />seconded by Mrs. DiGrazia. On roll call vote – Mrs. Murphy – Aye, Mrs. DiGrazia – Aye, Mr. <br />Barresi – Aye and Ms. Gannon – Abstain (She was not present at the meeting). <br /> <br />2781 WEST MAIN, LLC FOR LANDS OF 2781 WEST MAIN, LLC <br />First on the agenda was the continuation of a public hearing originally opened on September 10, <br />2017 on the request of 2781 West Main, LLC., 18 Clinton Street, Wappingers Falls, NY seeking <br />the following area variances for their proposed lot line realignment for the Lands of 2781 West <br />Main, LLC: (1) Front Yard Setback – required is 10’ minimum and proposed for Lot #1 is 5.l’ <br />and proposed for Lot #2 is 6.5”, (2) Rear Yard Setback – required is 10’ minimum and <br />proposed for Lot #1 is 0’ and proposed for Lot #2 is 4.4’ and (3) Lot Coverage – required is <br />75% and proposed for Lot #1 is 50% and proposed for Lot #2 is 38%. Property is located in a <br />VM (Village Mixed) zone and is identified on the tax map as: 6158-10-255270-0000. Mr. Joel <br />Sasser representative for the applicant was present. <br /> <br />Ms. Gannon was not present at last month’s meeting and she deferred the discussion to Mr. <br />Barresi. Mr. Barresi stated that at last month’s meeting – the Board was having difficulty <br />understanding the lot coverage as shown. Mr. Sasser presented new maps to the Board with a <br />new description of both lots and all building sizes included on the drawing. It was again stated <br />that there are no changes to either lot – the applicants just want to clean up the lot lines. <br /> <br />Ms. Gannon made a motion to close the public hearing, seconded by Mrs. DiGrazia. On roll call <br />vote – Mrs. Murphy – aye, Mrs. DiGrazia – Aye, Mr. Barresi – Aye and Ms. Gannon – Aye. <br /> <br />Ms. Gannon made a motion to grant the three requested variances, seconded by Mr. Barresi – On <br />roll call vote – Mrs. Murphy – Aye, Mrs. DiGrazia – Aye, Mr. Barresi – Aye and Ms. Gannon – <br />Aye. <br /> <br />MID HUDSON SUBARU, 1715 ROUTE 9 <br />Next on the agenda was the public hearing on the request of Mid Hudson Subaru, 1715 Route 9, <br />Wappingers Falls seeking the following area variances to be able to bring their existing site into <br />compliance: (1) Sideline variance from Section 151-20(D) – required is 25 ft. minimum and <br /> <br />
