MINUTES FROM THE ZONING BOARD OF APPEALS DATED 4/12/05 <br /> <br />Present: Susan Ruder, Vice Chairman, Newell Russell, George Dansereau, Scott <br />Davis and Mary Ann Loncto, Secretary <br /> <br />Absent: Lloyd Frink <br /> <br />Others Present: <br /> Douglas Frye <br /> Dawna Chase <br /> Trustee Weitlich <br /> Melissa Teffis <br /> Anita Drake <br /> Kim Alfonso <br /> Kevin Brutting <br /> <br />Carmine Carolei <br />Mayor Lawrence <br />Michael Teffis <br />Larry Drake <br />Michael Berta <br />Rob Alfonso <br /> <br />Meeting was called to order at 7:30 p.m. It was noted for the record that Chairman Lloyd <br />Frink was absent and Ms. Ruder would be conducting the meeting. At this point Ms. <br />Ruder welcomed Mr. Scott Davis as our newest member. She also suggested that a letter <br />be sent to Mr. David Crawford thanking him for his years of service on the Zoning Board <br />of Appeals. <br /> <br />She went on to state that a registered letter had been sent to Mr. Bottini dated March 8, <br />2005 informing him that discussion had occurred at the ZBA meeting of February 8, <br />2005 regarding the appeals of the Bottini family and stating that the ZBA will consider <br />their appeal withdrawn if they do not show up at the April 12, 2005 meeting and/or <br />provide additional information. Ms. Ruder asked if anyone was present to represent the <br />Bottini family - no one was present. <br /> <br />LARRY AND ANITA DRAKE~ 2790 WEST MAIN STREET <br />First on the agenda was the appearance of Larry and Anita Drake seeking three area <br />variances for a proposed addition to their property at 2790 West Main Street - (1) lot size <br />- required is 12,500 sq. ft. and existing is 6,600 sq. ft., (2) side yard variance - required is <br />15 ft. and provided will be 0.6 ft. and (3) parking variance - required parking is 6 spots <br />and proposed will be 5 spots. Secretary stated this was originally on the agenda for the <br />March meeting- but the meeting was cancelled because of inclement weather. Secretary <br />went on to state that the Dutchess County Dept. of Planning had responded to the zoning <br />referral with a "matter of local concern" comment. Applicants provided Board with <br />copies of notices that had been sent out and affidavit from newspaper. Mr. Drake <br />showed the Board photos of the propeay. Mr. Drake stated second floor is staying as is - <br />it is currently three offices and a bathroom - just the first floor would be changing. They <br />will be bringing the first floor up to handicap standards. Mr. Drake stated they have been <br />there for 10 years doing business at Exit Drake Realty - they are the only Real Estate <br />Office in the Village of Wappingers Falls and they would like to bring the office up to <br />standards. Ms. Ruder asked the applicants for a justification for such a large addition. <br />Mr. Berta - architect for the project - answered that at the present time Realtors come in <br /> <br /> <br />
