MINUTES OF ZONING BOARD OF APPEALS MEETING HELD 6/8/04 <br /> <br />Present: Lloyd Frink, Chair, Susan Ruder, Vice Chair, Newell Russell, Dave <br />Crawford, George Dansereau and Mary Ann Loncto <br /> <br />Others Present: <br /> Village Attorney Viglotti <br /> Eileen Sassmann <br /> Michal Kocan <br /> Anne Curtin <br /> Richard Fisher <br /> Mayor Lawrence <br /> <br />Imstee Enson <br />Alfred Cappelli <br />Gary Leonard <br />Patrick Chase <br />Phyllis Fisher <br /> <br />Meeting was called to order at 7:30 p.m. Secretmy took roll call - all members present. <br /> <br />Mr. Frink started off the meeting with informing the Board that he was in receipt of a <br />letter fi'om the New' York Planning Federation outlining Planning/Zoning courses for <br />Summer 2004 - he made a copy and distributed to everyone. He strongly encouraged <br />everyone to attend. <br /> <br />It was unanimously agreed upon by the entire Board to keep the regularly scheduled <br />meeting on July 6, 2004. <br /> <br />PLANET WINGS, 1546 ROUTE 9 <br />Applicant informed secretary that he was withdrawing his application. <br /> <br />GARY LEONARD~ 2684 WEST MAIN STREET <br />Next item on the agenda was the continuation of a public hearing on the request of Mr. <br />Gary Leonard, 41 Cloverbrook Drive, Cold Spring, NY seeking the following variances <br />from Section 151 - 16(B) of the Zoning Ordinance - Area Variance to be able to have two <br />undersized apartments (proposed are 735 sq. fi. and 720 sq. fi. and required is 750 sq. fi.) <br />for the two storefronts at 2684 West Main Street and a use variance to be able to have <br />residential units on the first floor in a Central Business (CB) zone and a variance ~om <br />Section 151 - 19 parking requirements. Mr. Frink stated at that last meeting Mr. Leonard <br />was to produce return receipts from the legal notice mailings. Mr. Leonard presented <br />them to the Board and Mr. Frink asked secretary to verify receipts. Mr. Leonard stated <br />he would like to convert his unrentable storefronts at the above address to apartments. <br />Mr. Frink asked applicant if he would be willing to accept the area variances without the <br />use variance. Applicant stated no - his request is in totality. Applicant stated he <br />advertised the storefronts several times in the Pennysaver and Poughkepsie Journal and a <br />few people responded to the ads with comments such as let me take a drive by and see the <br />area or when they found out where the area was stated they were not interested. For the <br />record the applicant supplied the Board copies of his advertisements in both Pennysaver <br />and Poughkeepsie Journal. Mr. Frink asked applicant if he had solicited the assistance of <br />the Wappingers Falls Businessman's Association or Southern Dutchess Chamber of <br /> <br /> <br />
