FOR DIMARCO H <br />First on the agenda was the public hearing on the request of Hudson Valley Housing <br />Fund, Inc. seeldng an area variance to be able to ha~.'e apartments that are 698 sq. fl. vs. <br />the required 750 sq. fl. at DiMarco Place II located at 32 South Remsen Avenue. The <br />variance was granted previously but appBcant did not apply for a bui ldingpermit within <br />the required 90 days. ?vis. 0 '£eary talked about the property which was purchased in <br />1994 and subdivided in 1995 and built the existing D/Marco I- 32 unit senior citizen <br />housing. It is in four residential buildings because the l~illage is considered historical <br />and developer had to buiM according to that scale. DiMrarco I[ will be a single 3 story <br />building and the reason for that is that they are experiencing a lot of "aging in." They <br />feel it works out better if people do not have to go outside for the mail or meals and will <br />be able to access whatever services they need form inside the building. Retired seniors <br />with limited incomes are targeted as residents. Applicant stated they do target Dutchess <br />Coun~ citizens for their tenants and of the 32 units that were completed in 1996 in <br />DiMarco I- 29 were occupied by Village of I'Vappingers Falls residents. Dibiarco li- <br />the original acreage was 10.49 acres- 3.34 was subdivided for DiMarco I- 7.5 acres <br />remain for D/Marco II. Behind this property is the Village's water tank- I/Zenliss tank <br />which is the largest tank in the Village with a capacity of 1 million gallons of water in it. <br />gZhen applicant went before the Planning Board the Village's Engineers requested an <br />easement that ct/ss-crosses the property so that a 12" watermain could go on the <br />property and that easement was granted and documented to the Village Attorney before <br />arty Certificate of Occupancies were issued for DiMarco 1. Applicant only has one <br />carnet on the site that can be built on. Applicant is targeting retired seniors - therefore <br />public financing wil/ be available to them.
