Y. <br />Nicholas Caf~ro: 55 West M~in St., Village <br />Ms~leline Mulvihill, Realtor <br /> <br />Chairmsn Savelli called the meeting to order 7:30 p.m. <br />He requested a motion to dispense with the reading of the minutes and to approve same <br />as written and forwarded to all members by m~il. <br />Motion by Mr. Casey, seconded by Mr. VanWagenen to dispense with the reading of the <br />minutes and to approve same as written and forwarded to all members by mail. <br />All in favor; motion carried. Minutes approved. <br /> <br />Chairman Savelli stated that the first order of business on the agenda would be a <br />public hearing at the request of Harold Buchner, 8 Arden Lane, Poughkeepsie, seek- <br />i~ a variance to erect a two family residence at 53 West Main St., Village. <br />He asked if ~11 within 200 feet were notified and secretary replied yes. <br /> <br />Secretary read the Notice of Appeal; Legal Notice as it appeared in the Southern <br />Dutchess News; letter fr~n the Dutchess County Department of Plenuing which recce~nended <br />that the decision be based on local study of facts iu the case; recommendation from <br />the Village Planning Board which reconmaended the variance be denied, as they felt there <br />was not enough square footage. <br />Since the Dutchess County Department of Planning did not recommend disapproval, a <br />majority plus one vote would not be needed, only a majority. <br /> <br />Jay P~ggi, Engineer, Paggi &Martin, addressed the Board. He stated that he would <br />represent the appellant, Harold Buchner. He then presented a plan to the Board. <br />Mr. Paggi stated Mr. Buchner would like to erect a two fsmily, two story home on <br />53 West M~in Street. Presently, there is concrete block garage on the preperty. The <br />lot is 50 x ll7 a~d there is an existing curb cut. Water and sewer are available. <br />The property is located in an R-M1 District which is multi-family. <br /> <br />Mr. Paggi stated they needed the variamce because of the area &dimensions. He stated <br />the following: The ~rdinance requires the lot size be 10,O00 sq. ft., lot size per <br />unit 4,000 sq. ft., Side setback 15 ft., rear setback 30 ft., and 1st floor of the <br />building 1,500 sq. ft. They h~ve the following dimensions: lot size 5,850 sq. ft., <br />lot size per unit 2,925 sq. ft., side setback ll ft., rear setback 22 ft., and 1st <br />floor of the building 1,O56 sq. ft. He said they can meet the 15 ft. side setback <br />on the north. The building would be 24 x 1~4. It would be a wood frame s~ud on a <br />slab. There will be two bed-rooms and a bath upstairs in each unit. They have not <br />decided whether or not to put in a laundry room or a ½ bath. Each unit will have <br />a concrete patio and a wall would be between to give each unit privacy. There is <br />parki~ for 4 cars. The area would be blacktopped. The area is 8 x 18~ and they <br />have to turn around not back out. The property will also be landscaped properly. <br />They would like to begin construction this year and have it completed by the end of <br />the year. <br /> <br />Mr. Nicholas Camaro, 55 West Main St., questioned if they would be going into the <br />rock. <br /> <br /> <br />
