<br />Chairman Savelli called the meeting to order 7:30 p.m.
<br />Be requested a motion to dispense with the reading of the minutes and to approve same
<br />as written and forwarded to all members by mail.

<br />Chairman Savelll stated that the first item on the agenda would be a public hearing at
<br />the reeuest of gunn Frantzen, 12-14 Fulton St., Village, seeking a variance to add 4
<br />more apartments to her aremises at 12-14 Fulton Street, Village.
<br />Secretary read the Notice of Appeal, Legal Notice as it appeared In the Southern Dutchess
<br />News: letter from George and Joan Poddo, Prospect St., stating they were not in favor
<br />of the apartments. Also, the Village Planning Board recommended that she come before
<br />the Zoning Board as they could not make any decision on this.
<br />Chairman Savelli asked if County Planning had sent a recommendation and secretary re-
<br />nlied nothing had been received. Secretary stated she contacted County and they stated
<br />a decision should not be made without their recommendation.
<br />Chairman Savelli asked if all within 200 feet were notified and secretary replied yes.
<br />Mr. Richard ~arger, Licensed P.E. & L.S., presented a plan to the Board on the behalf
<br />of ~rs. Frantzen. He stated they would take off the porch and install a hallway. This
<br />was pointed out on the plan.
<br />Chairman Savelli ouestioned the cost and was told it would be approximately $80,000.
<br />Mrs. Gunn Frantzen, 12-14 Fulton St. (applicant), stated that it would be a better look-
<br />ing building with the addition.
<br />Chairman Savelli stated that in order to grant a variance hardship has to be proved.
<br />Zoning Officer Haubennestel stated that this is in a R-2F District, which can have any
<br />use as an R-12.5 District. It ls zoned two family. Minimum living on the first floor
<br />would to be 1400 sq. ft. for the first story and 1500 sq. ft. for the second story.
<br />Minimum yards required are as follows: 15 ft. front, I0 ft. side, 25 ft. rear. Parking
<br />is mandatory. For multi-family there must be 1½ s~ace per dwelling unit. She can have
<br />roomers or boarders. Section 462 of the Zoning Ordinance, Non-Conforming Use of Land,
<br />oart d., states "A non-conforming use of land may be changed only to a conforming use."
<br />Chairman Savelli asked if anyone had any questions.
<br />Rose Danieli, 40 Scribo Rd., Wappingers Falls, stated ~rs. Frantzen can't keep tenants
<br />now. She is against allowing ~ more apartments.
