<br />Chairman Savelli c~11ed the meeting to order 7:25 p.m.
<br />He requested a motion to dispense with the reading of l~st meeting and to approve same
<br />as written and forwarded to all members by mail.
<br />Motion by Mr. Casey, seconded by Mr. VanWagenen to dispense with the reading of the minutes
<br />of the last meeting and to approve same as written and forwarded to ,11 members by mail.

<br />Chairman Savelli then stated that this was a continuation of a public he,ring at the
<br />request of Donald & Catherine Mazochi, 33 Clapp Ave., Village, seeking a variance to
<br />convert a single family residence located at 48 Mill St., V~11-~e, into a two family
<br />residence.
<br />Chairman Savelli then asked if Mr. Mazochi had plans and a statement to present to the
<br />
<br />Atty. Viglotti then asked Mm. Mazochi if he had any objection to being sworn in.
<br />Mr. Mazochi replied no and it is duly noted that Mr. Mazochi was sworn in by the V~llage
<br />Attorney.
<br />Mm. Mazochi then presented a statement to the Board for their information in regard
<br />to the v~riance and finances.
<br />Mr. Mazochi stated the previous owner was tax exempt, and with his death of the owner
<br />the V~l~age Assessor stated that the assessed value can be expected to increase by
<br />about 30~, taxable at ~ value, which would, in effect, ,1most triple the present
<br />Village Taxes. He then said that with Vfl%age taxes, Town Taxes, School Taxes and
<br />Water & Sewer Chsmges(approx.) the Total is $2,022.16 end this comes to $168.51 per
<br />month. It is all broken down on the statement.
<br />Mr. Mazochi stated that his father-in-law was retired and many repairs had to be made
<br />to the house. Present expenses for the property, as is, would not gain a Fair Narket
<br />value for the property. The house needs a new heating system, etc. It will cost
<br />approximately $15,OOO to finance a loan. Rehabilitation costs financed over 15 yrs.
<br />comes to a carrying cost of $152.00 per month. He stated that for a two f_~_~ly he
<br />would charge $549 per month for each apartment. The fair mawket rental for three
<br />bedroom apartments, in, the Vfl.lage average between $595 to $650 per month.
<br />Chairman Savelli questioned the parki~ and Mr. Mazochi replied that he had 9 ft. on
<br />one side ~nd ten feet on the other.
<br />Atty. Viglotti asked how he proposed the parking and Mm. Nazochi stated he 9 - l0 ~t.
<br />and he would dig out another driveway.
<br />Chairman Savelli then asked if anvone had any questions.
<br />Mr. Richard Sardo, who gave no address, stated that a variance had to based on a hard-
<br />ship.
