The minutes were amended to!
include in parentheses "the carpenter" after the~he°on line 26. The minutes
were accepted as amended with Rudy Breglia making the motion and Sterling Van
Wagenen. All Ayes.

The first order of business was an appearance by Joseph Casey in the continuation
of his hearing regardlng his deck at 17 Prospect St. Mr Casey has decided to
move the deck so that it meets the 8 foot side line, He will obtain a building
permit and conform to the side and ~ear line requirements. This will occur
when the Village eDDo~ts a new Zoning Enforcement Officer.
A question was also raised about the existence of tenants in the house. It was
stated that an apartment has existed In the house since 1935 which was well
before the Zoning laws tn the Village were adopted.

At 7~0 p.m. the Secretary read the Notice of Appeal and legal notice for
William J. Eagen Jr. Mr. Eagen is requesting a variance for a subdivision
for his property at 32 Clinton St.
Executive Session 7:45- 7~50 p.m,
Mr. Eagen read a prepared statement which the Secretar7 copied for his file.
He explained that his case is unique and that he is seeklng an area variance
because a subdivision Would cause a hardship and would not enhance the sale
of the property in the future. The property is unique and would have to be
sold as one piece since the drainpipe that runs through it will always be there
and if subdivided one parcel would not be a selling point with just garages
end a second floor apartment on tr. Mr Eagen does not want to subdivide since
there is great expense involved. He would just like an area variance and
permission to put 2 apartments over the garage.
Discussion.
Executive Session 8:05 - 8:20 p.m.
The ZBA decided that there is a need to stick to procedure. Mr Eagen must appear
before the Planning Board and obtain sketch plan approval for the area variance.
