W P__~ FALLS
First order of business was application of Mr. Thomas Marino,
seeking a variance to be able to subdivide property at 65
South Avenue and have an undersized lot. Secretary read
legal notice as inserted in the January 2~, 1990 edition of
the Southern Dutchess News and Notice of Appeal 91-90.
Secretary advised that all property owners within a 200 feet
radius from subject property were furnished a copy of the
legal notice and Dutchess County Department of Planning
responded to the zoning referral with a "matter of local con-
cern" comment.

Fk-. Marino presented his plan to the Board. The reason he is
requesting the subdivision is when he is ready to resell the
house that now exists on the property, he wants to keep the
lot to have parking for his body shop which is located across
the street. It will relieve a lot of the congestion caused
by having to park cars from his business on Franklindale
Avenue.

MI-. Marino explained he is in the process of purchasing 65
South Avenue. ~le sale of this property hinges on whether he
gets the subdivision or not. At this point secretary read a
letter from Chaiz~an Visentin of the Planning Board
indicating that the Planning Board is in flavor of the
subdivision and of the ZBA granting the variances.

Mr. Anthony Nenni and MI'. Edward Nenni voiced their objection
