MINUTES OF ZONING BOARD OFAPPEALS MEETING ltEI. D MAY 12~ 1998 <br /> <br />Present: Floyd Hood, Sue Hodge, Lloyd Frink, Rob Alfonso, Bob Lewis and <br /> Mary Ann Bolander, Secretary <br /> <br />Others Present: <br /> Ruth Nicodemus <br /> John Nicodemus <br /> Armand Alfonso <br /> Trustee Juliano <br /> <br />Frank Nicodemus <br />Eileen Masterson <br />Trustee DiDomizio <br />Rich Koretsky <br /> <br />First order of business was to elect a chairman and vice chairman. The Board <br />unanimously voted to elect Mr. Hood as chairman and Mrs. Hodge as Vice Chairman. <br /> <br />Meeting was called to order at 7:31 p.m. Motion by Mr. Greco, seconded by Mr. Frink <br />to accept the minutes of the previous meeting. On roll call vote - Mr. Greco -Aye, Mr. <br />Frink- Aye, Mr. Hood- Aye, Mr. Lewis - Aye and Mrs. Hodge - abstained (absent from <br />previous meeting). <br /> <br />RUTH NICODEMUSt 9 MORAN_d VENUE <br />First on the agenda was the continuation ofa public hearing on the application of Mrs. <br />Ruth Nicodemus seeking a variance to be able to use her building at 9 Moran Avenue for <br />a beautyparlor/nail salon. Mrs. Nicodemus showedthe boarda copy of an adshe had <br />placed in the Pennysaver and a copy ora letter from Tassone Realty dated April 1 O, 1998 <br />stating they had been actively showing the property for the past two years to <br />potential business buyers and/or tenants with no alleviation. She stated that the first <br />floor had been empty since November 1997. There had been a tenant therefor about <br />three months and before that there had been someone therefor about a year. She also <br />stated most of her tenants only stayed O'irst floor tenants) for about one year. She also <br />stated that she had never had a sewer problem. <br /> <br />Mrs. Hodge stated that one of the burdens' that must be proven is that applicant cannot <br />use the property for any of the permitted uses. It seems that there have been tenants and <br />if Mrs. Nicodemus reads the zoning ordinance maybe she can in fact use it for one of the <br />uses. <br /> <br />Mrs. Nicodemus produced mortgage statements and a financial statement that showed <br />her financial status. Mrs'. Hodge explained to applicant that house is a non-conforming <br />two family house and could be used as such and Mrs. Nicodemus stated it is very difficult <br />to get good tenants. <br /> <br />Mr. Hood stated that there are several different uses for that zone and he felt that Mrs. <br />Nicodemus has to try all of these different options. Mrs. Hodge told applicant she needed <br />to have her financial statements notarized to prove their accuracy. Mr. Hood asked <br />applicant if she rented out both floors could she make her expenses even out and she <br /> <br /> <br />
