MINUTES OF ZONING BOARD OF APPEALS MEETING IIELD

Present: Floyd Hood Sue Hodge, Lloyd Frink, Harry Greco, Bob Lewis and
Mary Ann Bolander

Others Present:
Mary Burns
Stephen Burns
Martin Resek
Cheryl Resek
Victoria Lehotenen

Judy Morris
Josephine Riley
Mildred Palazzo
Charlie Palazzo

Meeting was called to order at 7:33 p.m. Motion by Mr. Greco, seconded by Mrs. Hodge
to approve the minutes of the previous meeting. Unanimously carried.

MARY BURNS, 79 MARKET STREET,
First on the agenda was the application of Mary Burns, 79 Market Street seeking a
variance to be able to have parking in the front yard at the above address. Applicant
gave Board copies of registered receipts from legal notices sent. Secretary informed
Board that Dutchess County Department of Planning had responded to zoning referral
with a "matter of local concern' comment.

Applicant stated she had inherited the property from herparents. B had been in the
family for 42 years. It is presently a three family dwelling and she would like to be able
to provide parking in the front for two cars. Mr. Lewis asked applicant if she couM
possibly park cars on the left side of the house where there is construction debris if that
was cleaned out and she stated there is a tree in the back on that side and it only
accommodates two vehicles. She stated she wants to keep the parking in the front on the
right side because if she allows vehicles to pull all the way into the back it would take
from the backyard and the nice backyard is one of her selling points when she advertises
for tenants'. She stated she does not actually live in the house. It is strictly a rental
property. Applicant stated she wants to put gravel down with a little landscaping around
it and make two parking spaces in the front.

Mrs. Hodge stated this' is a unique issue. She went on to state that one of the issues of the
new Masterplan is parking spaces being so close to sidewalks. She stated she feels there
is enough room in the rear on the right side to be able to have parking without parking in
the front of the yard. Mrs. Hodge stated she felt you could fit two vehicles on the right
side of the property. Applicant stated that a full size vehicle would not fit in the back of
the right side because there are cellar stairs that come out making it difficult to be able
to park there.

Mr. Hood asked if parking was allowed on the street and applicant answered yes it was
but the property is located on a nasty hill where vehicular vision is partially blocked.
