Motion by Mr. Greco, seconded by Mr. Frink <br />to accept the minutes of the previous meeting. Unanimously carried. Mrs. Hodge - <br />Absent. <br /> <br />JOHNSON PROPERTY, 63 WEST MAIN STREET <br />First item on the agenda was the application of Mr. Richard Johnson, et al seeking the <br />following variances for their house which was destroyed by fire at 63 West Main Street <br />And is located in a RM-1 zone: (l) Minimum lot area - required is' 16,000 sq. fi. and <br />provided is 7,500 sq. fi., (2) minimum lot depth - required is lOO fi. andprovided is 50fi., <br />(3)front set back- required is 15fi. and provided is 9fi. and rear set back- required is <br />30fl. and provided is 6ft. Secretary informed Board that Dutchess County Department <br />of Planning responded to the zoning referral with a "matter of local concern" comment. <br />Applicant presented Board with "return receipt requested" cards from his required <br />mailing of legal notice to all neighbors within a 200fl. radius of subject property. <br /> <br />Mr. Lynch the applicant's engineer presented the plan. He stated that the applicants <br />wish to completely remove the entire structure and construct a new four unit home. The <br />existing asphalt parking area will remain and wiil provide 6parking spaces for the units <br />which is according to the Zoning Code. A refuse enclosure will be constructed and <br />landscaping and new concrete sidewalks will be installed He stated that demolition has <br />started to take down the remainder of the burned out building which was destroyed by <br />fire in the beginning of March of 1998. He went on to state that they are changing the <br />frontage of the building to front Church Street instead of West Main Street because it has <br />less of an impact on the site. The minimum apartment size is 750 sq. fi. and they are <br />providing four apartments at 820 sq. fi. The building that was destroyed had six <br />apartments. He stated he had a preliminary meeting with the Planning Board and is on <br />their agenda for August 6, 1998. Mr. Lynch also showed where parking will be and this <br />conformed to code. <br /> <br /> <br />
