AND MRS. THOMAS SCIANNA FOR 22 GARDEN STREET
First on the agenda was a public heating on the request of Mr. and Mrs. Thomas Seianna,
11 West Main Street seeking a variance to be ~ble to use an irregularly shaped lot and
from the minimum lot width for their property at 22 Garden Street. Mr. Scianna
presented the Board with the receipts of the legal notice mailing. He also presented them
a faxed copy that he had sent to the Poughkeepsie Journal for the publication of the legal
notice. He did not receive the affidavit of publaicafion from the Journal but Chairman
Frink noted that the fax had been transmitted on May I, 2000 to be published on May 3,
2000 and the neighbors had all been notified. Dutchess County Dept. of Plaaning had
responded to the zoning referral with a 'ha~atter of local concern comment."

Mr. Scianna stated that he would like to build a house on a pie~ of property that had been
subdivided by his father into three lots. He is intending to build a single family house. It
was also stated that Mr. Seianna had appeared before the Zoning Board of Appeals in 1993
and had received his variances but did not apply for a building permit within the allotted
time and therefore variances expired. Mr. Frink noted that the survey is signed and
stamped by a licensed surveyor and no significant notes are on the survey map.

Mr. Frink read from Page 15111 - Irregularly Shaped Lots - and then read the zoning
requirements for an R2F zone. Essentially what the ZBA is concerned about is the North
lot line.

There were no comments from the audience or the neighbors for or against the proposal,

Mr. Fdnk made a motion to close the public heating, seconded by Mr. Morris.
Unanimously carded.

ALGIERS FOR THE TRIANGLE ADJACENT TO PW~ZA HUT
