Unanimously <br />carried <br /> <br />PETER BRENT, 70 EAST MAIN STREET, WAPPINGERS FALLS <br />First on the agenda was the application of Mr. Peter Brent, 70 East Main Street with a proposal <br />for an addition to his' business at the above address. He wouM be adding a one story addition <br />coming off of the existing building. The addition wouM be 1, 426 sq. fi. They would be having <br />five offices plus a conference room. It was stated there wouM be approximately 20% coverage <br />on the lot and the out buildings wouM be taken down. It was stated that the second floor is not <br />being used as office space and with the addition they wouM need 12 parking spaces. They are <br />providing 10 on site spaces with frontage on two adjoining streets. Hours of operation are <br />normally 9:30 to 5:30p. m. Handicap spaces were provided Mr. Visentin asked if there was <br />anyway they wouM provide the additional two spaces on site and Mrs. Mahoney answered it <br />wouM be difficult and it wouM impact on the visuals of the house. It was stated that applicant <br />must go to the ZB.4 for a parking variance. <br /> <br />Mr. Visentin stated in their capacity as Architectural Review Board the Planning Board had no <br />objection to the architecturals which were presented It was stated that applicant needed a <br />variance for the rear setback Mr. Alfonso asked that the fence and buffer area that borders <br />the Remsen Avenue side be shown on the map. It was also stated that map needed a zoning table <br />and location map. Mr. Visentin asked secretary to write short memo to ZBA stating they had no <br />objection to the proposal. <br /> <br />LARRY REICHWALD FOR REGENCY WEST <br />Next on the agenda was an informal appearance by Bob Petrocelli representing Mr. Reichwald <br /> <br /> <br />
