Present <br /> <br />MINUTES OF PLANNING BOARD MEETING HELD 9/9/~ <br /> <br />Rob Alfonso, Vice Chair, Don McCormick, George Moran <br /> <br />Absent: <br /> <br />Tom Morris and Matt Alexander <br /> <br />Others Present: <br /> Victor Moruzzi <br /> Mishaal Ali <br /> Edwin Varonka <br /> Jon Detterline <br /> Cal Lawrence <br /> <br />James O'Riley <br />Carlos Barriga <br />Bill Veroulias <br />Joe Indovino <br />Joe Poillucci <br /> <br />Meeting was called to order at 7:30 p.m. - It was noted that Members Morris and <br />Alexander were not present - therefore approving of minutes will be done at the next <br />meeting. <br /> <br />FIRST PRESBYTERIAN CHURCH - SOUTH AVENUE <br />First on the agenda was discussions with the First Presbyterian Church to be able to use <br />existing Sunday School facilities for the Everlasting Covenant Christian School. <br />Applicant presented the Board with a copy of a floor plan. They also had a copy of a <br />previously issued Certificate of Occupancy which was issued to Neighborhood Day Care <br />Center dated January 5, 1999 to be able to temporarily use the space for a period of 6 <br />months. He went on to state that the Everlasting Covenant Christian School would like to <br />use the space for approximately 19 children - ages 3-13. These children are presently <br />home schooled. The hours of operation would be Monday through Friday - 8:30 a.m. to <br />3:00 p.m. The school would be located in the lower level of the building. Mr. Alfonso <br />stated that the Church is in a R7.5 zone and according to zoning a Special Use Permit is <br />needed by the Zoning Board of Appeals. Applicant stated the group would like to get <br />started this month - he understands the need for the Special Use Permit but he would like <br />to be able to have a temporary Certificate of Occupancy until after the ZBA meeting. <br />The children need a certain amount of school days according to the State. Mr. Alfonso <br />stated he would contact the Village Attorney and ask him if there would be any problem <br />with the School occupying the space for a temporary time period until decision has been <br />made by the Zoning Board of Appeals. Mr. Alfonso asked if the children would be <br />playing outdoors at any time and applicant answered that the school is typically <br />structured for inside activities. It was stated that there is adequate parking. Applicant <br />would have to meet the New York State Building and Fire Codes. <br /> <br />DUTCHESS GARDENS REALTY - SPANISH GROCERY STORE AND DELI <br /> <br />Next on the agenda was discussions with Dutchess Gardens Realty, LLC requesting <br />approval tbr the 1800 square foot space of the divided former Woodworkers Warehouse <br />to be used for a Spanish Grocery Store and Deli. The approximate hours of operation <br />would be 8:00 a.m. to midnight. They are in the process of working on more detailed <br />plans for the space. It was stated that the use and parking are conforming to code. Mr. <br />Alfonso stated that applicant would have to supply the Planning Board with (1) a layout <br /> <br /> <br />
