MINUTES OF PLANNING BOARD MEETING HELD 4/1/04 <br /> <br />Present: Tom Morris, Chair, Rob Alfonso, Vice Chair, George Moran, Matt <br />Alexander, Don McCormick and Mary Ann Loncto, Secretary <br /> <br />Others Present: <br /> Trustee Enson <br /> Brian Rennhack <br /> Mike Witkowski <br /> Michele Grieg <br /> Gary Leonard <br /> Ray VanVlack <br /> Tony Sidote <br /> <br />Al Capelli <br />Mark Rennhack <br />Bob Travis <br />Charlie DelBene <br />Cindy Latino <br />Mary Ross <br />Joe Poillucci <br /> <br />Meeting was called to order at 7:31 p.m. Motion by Mr. Alfonso, seconded by Mr. <br />Moran to approve the minutes of the previous meeting as amended. (Copy of amended <br />minutes on file in the Planning/Zoning office). <br /> <br />NEIGHBORHOOD DAYCARE CENTER~ 9 MILL STREET <br />First on the agenda is a discussion with Cindy Latino with a change to her site plan for <br />Neighborhood Daycare Center at 9 Mill Street - changing from dumpster on site to <br />garbage cans. Applicant stated she wanted to eliminate the trash enclosure in the rear of <br />the property and pull the fence up to the end of the handicap walkway - store garbage <br />cans under ramp and install lattice. It eliminates the need to back a garbage truck so <br />close to the area that is to be used as a playground. She would be either using 3 large <br />cans (the type on rollers) or 6 small ones. She stated they have measured the area and <br />both would fit underneath. She stated she would be in contact with the Village to arrange <br />for Village pick up. Mr. Alfonso made a motion to approve the relocation of the garbage <br />pick up area as presented, seconded by Mr. Moran. Unanimously carried. <br /> <br />RAYMOND VANVLACK FOR 1 FULTON STREET <br />Next on the agenda was discussions with Raymond Van Vlack with a proposal for a Dry <br />Cleaning Plant at I Fulton Street. Property is zoned Commercial Business (CB). <br />Applicant stated his business was started in 1958 and they have been in their present <br />location in the Nine Mall Plaza since 1962 - rents have gone up on Route 9 and they <br />decided to leave a drop store in that location and move their dry cleaning facility to 1 <br />Fulton Street The building will suit them - they have put an offer in and owner has <br />accepted it It is, of course, contingent upon receiving all proper approvals from the <br />Village of Wappingers Falls. He went on to state that they do not plan on doing much <br />"over the counter" business at this location. It would be just the commercial and <br />production end of the business. They plan to paint the building, install shutters, <br />landscape and blacktop an area in the rear that is currently not blacktopped. Applicant <br />stated that it would cost him approximately $100,000.00 to put his business at this <br />location. Eventually he would like to change the faqade - but that is down the road a bit. <br />Mr. Morris asked applicant the square footage of the building and he Stated it is 3,800 sq. <br />fi. (altogether including both front and back). He stated there is very little noise - the <br /> <br /> <br />
