Motion by Mr. Morris, seconded by Mr.
Alfonso to approve the minutes of the previous meeting as amended, Unanimously
carded.

Mr. Visentin read the agenda for this evening.

JOE INDOVINO FOR 64 SOUTH AVENUE
First on the agenda was the informal appearance of Mr. Indovino with a proposal for a dry
cleaning/self service laundry for 64 South Avenue. Mr. Roberts, applicant's attorney
presented the case. He stated applicant had plans prepared by Mr. Paggi. Since the plans
have been prepared applicant has decided that the building should be downsized from
6,000 sq. ft. to 4,700 SCl. ft. Mr. Roberts stated there are some technical issues that
needed to be brought to the attention oftbe Planning Board before applicant went into
contract with the property owner. The property is zoned Neighborhood Business and
what applicant is proposing to put in is a dry cleaning/self service laundry in one portion of
the building which would encompass 2,200 sq. lt. leaving a balance of approximately
2,500 sq. ft. which would be used for other permitted retail office space. The Zoning
Ordinance does permit the sale of retail goods and the performance of personal services in
that zone which would appear to include dry cleaning and the sdf service laundry. Later
on in the Ordinance under General Business there is a specific line item which refers to
commercial laundry. The applicant would like this issue clarified before he goes any
further with his proposal because there will be some substantial expenditures to bring the
site to conclusion. Mr. Visentin stated he does not think there is any problem with the
use. In the Zoning Ordinance where GB states commercial laundry he feels it is for larger
organizations to bring in their laundry to have someone else do thek laundry, Mr. Morris
asked applicant if he would be servicing individuals rather than organizations and he stated
individuals. Mr, Visentin stated he does not feet that the lot is 171 ft. deep. He feels it is
